King Street Corridor Master Plan
Overview
The recommendations of the North King Street Master Plan focus on recognizing the Corridor's primary function as an important transportation artery which serves as the "front door" for many adjacent neighborhoods as well as an important gateway to Langley Air Force Base. The goal is to develop a long-term vision with associated strategic initiatives that will redefine the most appropriate role for the North King Street Corridor.

- Street Improvements- create pedestrian friendly roadways and establish safe connections for pedestrians using walking and bicycle trails.

Housing Market Study
Boundaries of the Study Area
The Master Plan boundaries for North King Street area is between LaSalle Avenue to the west, the Southwest Branch Back River to the north, Little Black River Road to the east, and Interstate 64 to the south.
Zimmerman/Volk Associates Inc., a national housing research and strategic analysis firm, conducted a housing market analysis for Downtown Hampton. Target markets for this district were identified as empty nesters & retirees, younger singles and couples.and a smaller number of traditional & non-traditional families.
The market analysis of the target markets resulted in a recommendation of higher density housing including rental and for sale multifamily and a smaller amount of single family housing units.

Traditional & Non-traditional families: 13 percent
Younger Singles & Couples: 38 percent
Commercial Market Analysis
Economics Research Associates conducted a commercial development analysis of the North King Street study area. The study concluded North King Street has a small market for retail and commercial development that will be primarily be driven by residents.
In terms of redevelopment opportunities, the retail and commercial uses along North King Street should be clustered to the greatest degree possible to force the creation of an organized critical mass of neighborhood-serving businesses.
From a market driven perspective, the intersections of North King Street with Little Back River Road and Mercury Boulevard appear to be the best locations for this clustering of commercial activities.

- Design and construction of public enhancements including road improvements, sidewalks and landscaping along North King Street from Mercury Boulevard to East Little Back River Road
- Development of a senior living facility

- Design and construction of Wilsondale, a mixed-use project including 210 apartments and 9,000 square feet of retail space.
